OVERVIEW:
Mountains, meadows and stream dominate the landscape of the WN Ranch. At just under 6,000 ft. elevation the ranch is located in the valley between the Wasatch Mountains to the west and the Wasatch Plateau to the east. The ranch is located at mile marker 298 on U.S. Highway 89 and is just 13 miles north of Fairview, Utah. The ranch is in Utah County and the south fence line separates Utah County from Sanpete County. The ranch includes 268 acres of deeded land, with irrigated meadows, and has been managed as a production horse ranch for the last 13 years. Neighboring ranches have been in the same families for over 100 years. Several School buses from the Nebo School district take children from the WN Ranch area (Birdseye) to and from excellent Grade, Middle and High schools in Spanish Fork.
The WN Ranch was formerly owned by the famous country and western singer Willie Nelson. In this sale the two separate owners of portions of this historic ranch have combined their interests in order to offer the whole ranch formerly owned by Willie Nelson. Of course the two separate portions can also be purchased independent of the other. From U. S. Highway 89, the east to west driveway into the ranch, with the original large steel entrance gate topped with the WN letters, serves both portions of this ranch. The gravel driveway is suitable for all-weather use.
Remarkably for a ranch this close to major metropolitan areas we always enjoy clean air with lots of clear skies naturally decorated at night with a bright canopy of stars. Our outstanding untreated drinking water is from a deep well (125 ft.). The WN Ranch it is directly adjacent to public state lands (Spencer Fork Wildlife Management Area to the west and Lasson Draw Wildlife Management Area to the east) which then connects with U.S. Forest Service lands (west, the Uinta National Forest and to the east the Manti-LaSal National Forest). The WN Ranch has 3 private entrances to the west. Four gates close to the ranch entrance encourage seasonal access to the public lands to the east. These state wildlife management areas are managed primarily to favor mule deer and elk but provide umbrella protection and habitat for a wide variety of wildlife. In the spring it is not
unusual to view hundreds of mule deer and elk in the wildlife management areas from a single position on the ranch. Bald eagles are common winter residents while golden eagles, various hawks, falcons and many other birds are seasonal or year-round residents. Waterfowl, shorebirds, sandhill crane, other grassland birds (even bobolink) inhabit the meadows, stream and springs. Chukar partridge, mountain cottontail rabbits, and blacktailed jackrabbits are commonly observed in the upland habitats on the ranch.
The 95+ acre parcel north of the driveway is known as Mountain Star Ranch and is owned by Jerran T. and Marilyn Flinders who live in the home built by Willie Nelson in From the WN Ranch, if we follow U.S. Highway 89 north to its junction with U.S, Highway 6 and then turn west it joins Interstate 15 in Spanish Fork. By this route from the ranch it takes about one hour and forty-five minutes to reach Salt Lake City, in Salt Lake County, with the surrounding municipalities and the large international air terminal. All services, extensive business diversity, multiple major hospitals and a wide array of entertainment are available in this major city complex.
OWNER’S HOME~FLINDERS:
This one level ranch style home was built in the early 1980’s by Willie Nelson. The exterior is beige brick (29 ft. wide by 75 ft. long) and includes 2,175 ft.2 of living space. It is surrounded on three sides by a mature lawn with attractive trees, shrubs and flower gardens. The yard is watered by a time programmed sprinkler system and surrounded with a white pipe-steel fence. The large, raised, front porch offers panoramic views of the mountains, meadows and stream. There is little disturbance from U.S. Highway 89 which is about 1/3 a mile away down the well graveled driveway. The back of the home faces west and has a hangover roof that protects the walkway from sun, rain, snow and ice. The two car garage is at the south end of this walkway. The home is heated by a propane
furnace located in the attic and the water heater also burns propane. The front entryway to the home, with adjacent coat closet, leads to the left into the formal living room with a vaulted ceiling. A wide walkway opens into the family room with vaulted ceiling, fireplace (with modern efficient insert) and built-in bookshelves on both sides of the fireplace. Oak cupboards and shelves for storage are on the opposite wall. Just to the right of the living room is the open dining area with ceramic tile floor and doors leading to the outside and to the fourth bedroom (could be exercise room, spacious study and/or hobby room). A counter top bar with stools separates the kitchen from the dining room,
giving the kitchen a convenient “U” shape. The kitchen has a double stainless steel sink, lots of cupboards and a large pantry for food storage. Appliances are beige color and include excellent quality and nearly new electric stove (4-burner with oven), dishwasher and double-door refrigerator (with ice and water dispenser in door). From the front entrance one can enter the kitchen or turn right down the hallway. The first room on the left is a full bathroom with a tile floor as well as tile surrounding the bathtub and shower. Next on same side is the laundry area, behind double doors, for the washer and dryer. The next room on the right is the first bedroom complete with a double-door closet. The second bedroom is also on the right at the end of the hallway and is much like the first.
The third or master bedroom is on the left of this hallway and adjoins a bathroom with a spacious and fully tiled walk-in shower. Included in the bedroom is a large closet with sliding doors. The fourth bedroom, as noted above, could be used as an exercise room, spacious study and/or hobby room. This room is the original two-car garage but was fully remodeled in 2005 with tile flooring next to the outside door then fully carpeted. This room is centrally heated but an attractive small propane stove is in one corner surrounded by river rock. This stove is controlled by a thermostat but is also fully functional without electricity.
The two car garage (30 ft. by 30 ft.) was built in 2002 and has one large automatic door. The garage is tall enough to accommodate full size pickup trucks or even a tractor. The garage has beige, all weather, and siding is connected to the house by a door under the overhanging breezeway along the west side of the house. The garage is well insulated
